Short-term rentals
The pool is the listing photo. It had better look like the listing photo.
Rental pools take more abuse in a weekend than a family pool takes in a month, and the person who finds the problem is a guest with a phone and a review to write.
Why rental pools are a different job
Same equipment, completely different demand curve.
A family of four uses a pool a few hours a week. A rental takes twelve people on a hundred-degree Saturday, most of them wearing sunscreen, some of them with drinks, and occasionally one of them decides the hot tub is a bathtub. Chlorine demand spikes, phosphates climb, and combined chlorine — the stuff that makes water smell like a public pool — builds fast.
Then the house sits empty for four days with the pump on a schedule nobody's checked. That cycle, week after week, is what turns a rental pool green while a neighbor's identical pool stays fine.
Booking calendars don't care that your service day is Tuesday. The pool needs to be right on Friday afternoon, every Friday.
What rental owners get
Built around the fact that you are probably not in town and cannot go look.
- Photo of the pool on every single visit — your proof it was right when we left
- Full digital chemistry panel after each service, timestamped
- Chlorine and stabilizer managed for heavy, unpredictable bather load
- Combined chlorine watched, because that's what guests smell and complain about
- Service day scheduled against your turnover day, not against our convenience
- Spa and hot tub chemistry handled separately — small water, fast swings
- Water level and skimmer checks, since guests never top off a pool
- Equipment issues reported in writing the same day, with photos
- Extra pre-arrival visits available for back-to-back or high-value bookings
- Post-party recovery service when a group leaves the water in bad shape
The math on skipping it
One bad weekend usually costs more than a year of the difference between cheap service and good service.
A refund
A cloudy or green pool on arrival is a partial refund at minimum, and platforms tend to side with the guest when there are photos.
The review
'Pool was green' is a review that costs bookings for a year. It outlives the problem by a very long time.
The recovery
A green-to-clean is a multi-visit job. If it happens Friday, the weekend is already lost regardless of how fast anyone moves.
What we'd ask of you
Short list, and it makes a real difference.
Gate access that doesn't change. A code beats a key, and a code that gets rotated without telling us costs a visit.
Tell us about big bookings. A twelve-person group over a holiday weekend is worth a heads-up so we can pre-treat.
Leave the equipment settings alone. Guests turn things off. A locked or labeled pad panel prevents most of it.
Post pool rules in the house. No glass, shower first, and no getting in with sunscreen still wet does more for your chemistry than any chemical does.
