This is a maintenance summary written from what's been seen and recorded during weekly visits. It isn't a licensed inspection, an engineering opinion, or a leak-detection report, and it doesn't cover anything electrical, panel-side, structural, or gas.
It also isn't a sales document. Plenty of years the honest answer is that the pad is in good shape and nothing needs doing, and that's what the report will say.
