Meet Jason
Jason grew up around pools from the age of five and was testing and balancing water by ten. The fascination never wore off — the ocean, a lake, or any pool clear enough to spend a whole day in. Pool care ended up being the job that matched the obsession.
The pull came back in 2018, after a move from Dallas to Austin and a stretch of time at a Caribbean pool with a tile line buried under calcium. Water was the calling again. The first stop here was a small pool builder with a handful of pools to service, which turned into an education in how a pool actually gets built — the office side, the purchasing side, and every decision made long before water goes in.
From there came a larger service company and a weekly route of 60 to 70 pools. When that company moved toward new-pool startups, Jason ran that side: bringing in builders, handling the startups, and signing those homeowners on for weekly service, ongoing maintenance, and warranty repairs. Half a dozen of those builders stayed with him when he went out on his own and sent their startup work along with their trust.
Those startups came with a standing offer: whether the homeowner hired him or not, they left knowing how to run their own pool. That approach is why clients have stayed an average of roughly four and a half years out of the last five, and why the business has grown almost entirely by word of mouth.
Jason Dickey has owned and run Cabana Jay's out of Leander, Texas since 2021. Every pool on the route is serviced by him personally. There is no dispatch board, no rotating tech, and no eight-minute stop quota.
The approach is proactive rather than reactive: digital readings of every core chemical level, LSI-based balancing, and a heads-up before a small trend becomes an expensive repair. Most of the value in pool service is in what never goes wrong.
The goal now is wider than clean, safe water. It's making sure future pool owners understand what they're buying and what will actually work for their family — and putting years of building, startup, and service experience to work on that too.
Where the line is drawn
Cabana Jay's handles service, maintenance, cleaning, filters, recovery work, startups, water chemistry, plumbing repairs, and equipment replacement — filters, cleaners, valves, and the wet side of the pad.
What we don't touch is electrical: panels, high-voltage wiring, bonding, and gas work belong to licensed professionals, full stop. Tile calcium removal and mastic replacement are specialty trades too, and those get referred to people who do them every day.
That is a deliberate boundary, not a gap in knowledge. No upsell, no improvised fix that fails in August. Several of the reviews below come from other pool professionals. That is the company we intend to keep.
A family business, literally
When school is out, Jason's son is on the route learning the trade — baskets, brushing, testing, and how you talk to people whose home you're standing in. He is learning that a customer's satisfaction is the entire product.
You will always know who is at your pool. Nobody shows up unannounced, and the standard does not change depending on who is holding the brush.
Dogs, gates, and your yard
There has never been a dog on this route we didn't get along with. Gates are checked and latched every visit, and pets never get out because of us.
If you'd like a heads-up before we arrive — for a dog, a nap, a contractor in the yard — just say so and you'll get a notification on the way. And yes, the frogs and lizards get fished out of the skimmer without anyone asking.
